What should Alberta landlords prepare before listing a rental?

A practical checklist for Calgary, Edmonton, Airdrie and other Alberta landlords — photos, facts, and the provincial paperwork that still applies after a tenant moves in.

How do I list a rental on EazyRental?

  1. Register or sign in.
  2. Complete Become a landlord.
  3. Open New listing and add the home, rent, photos, and availability.
  4. Submit for moderation. Public search shows the listing after review.

EazyRental is not your property manager and does not hold rent or deposits. You remain responsible for the Residential Tenancies Act if it applies to the home.

What photos and facts belong on the listing?

  • Every habitable room, plus kitchen, bathroom, entry, and exterior.
  • Daylight, blinds open, clutter removed. Do not edit the space to hide damage.
  • Bedrooms, bathrooms, parking, in-suite laundry, and what utilities are included.
  • Availability date and the intended lease term (fixed or month-to-month).
  • Pet rules you will actually enforce — they should match the written agreement.
  • City and neighbourhood. Public pages show locality, not a street-level pin in structured data.

Price against similar live listings in the same city on EazyRental. We do not publish a recommended “market rent.” A vacant month usually costs more than a slightly lower asking rent.

What Alberta rules should I check before I advertise?

If the RTA applies, Alberta.ca — Starting a tenancy is the first official page to read:

  • Do not ask for a security deposit larger than one month’s rent.
  • Plan to deposit it in an Alberta interest-bearing trust account within two banking days.
  • Write the names of the parties, rent, what is included, and who may live there.
  • Book a move-in inspection within the window Alberta.ca describes (within one week before or after possession).

Rent increases, entry notice, and ending a periodic tenancy have their own pages — Alberta tenancy basics links them. If you are unsure whether a fee is allowed, verify with Service Alberta instead of guessing.

How should I handle inquiries, tours, and applications?

  • Reply the same day when you can. Serious renters contact several homes.
  • Offer an in-person tour or a live video walkthrough — never collect a deposit first.
  • Use the same screening questions for every applicant.
  • Do not refuse someone for a reason that human-rights law in Alberta protects.
  • Keep messages on the platform so you have a record.

More product detail lives in the longer landlord guide. Current plan options are on Pricing.

What should I do after a tenant is chosen?

  1. Sign a written residential tenancy agreement that matches the listing.
  2. Complete the move-in inspection and give the tenant a copy immediately.
  3. Place the deposit in the required trust account and issue a receipt.
  4. Keep the listing updated or deactivate it so renters are not touring a rented home.

This checklist is informational. It is not legal advice and it does not replace the Act, the regulations, or the current Alberta.ca wording.

Frequently asked questions

What should an Alberta landlord put on a rental listing?
Honest rent, city and neighbourhood, bedrooms, bathrooms, what utilities are included, availability date, pet rules, parking, and clear photos of every room plus the exterior. Do not advertise a deposit larger than one month’s rent.
Do I need a move-in inspection if I list on EazyRental?
Yes, if the tenancy is covered by Alberta’s Residential Tenancies Act. Listings and inspections are separate. Alberta.ca requires written move-in and move-out inspection reports; without them you generally cannot deduct damage or cleaning from the deposit.
How do I publish a listing on EazyRental?
Create an account, complete Become a landlord, then use New listing. Add photos and details and submit for review. New listings may stay pending until a moderator approves them.
Can I raise rent whenever I want in Alberta?
No. You generally cannot increase rent until 365 days after the tenancy started or the last increase. You cannot increase rent during a fixed term. There is no cap on the amount once an increase is allowed. Give the written notice Alberta.ca describes for periodic tenancies.
