Renting in Alberta: the basics
- How much can a landlord charge for a security deposit in Alberta?
- No more than one month’s rent. The landlord must keep it in a trust account and pay interest on it, and it can’t be raised later in the tenancy.
- How often can rent go up in Alberta?
- Once every 365 days at most — counted from the start of the tenancy or the last increase. A month-to-month tenancy needs three full months’ written notice. There is no cap on the amount.
- Is a move-in inspection required?
- Yes. Landlord and tenant should complete a written inspection report at move-in and move-out; without one the landlord can’t deduct damage from the deposit.
- How do I avoid rental scams?
- View the home in person (or on a live video call) before paying anything, never send a deposit by wire or gift card, and be wary of rents far below the area average. Report suspicious listings on EazyRental.
