What we're seeing in the market
The tables above only count listings that are approved and active on EazyRental at the time this page refreshes. They are not vacancy rates, absorption rates, or CMHC / Statistics Canada averages. If a city has few listings here, that usually means our catalogue is thin — not that the city has no rentals.
Average and median rent are asking prices from those listings, in Canadian dollars, and typically exclude utilities, parking, and other fees unless the landlord said they are included. Compare similar bedrooms and neighbourhoods before you treat a city average as a budget.
Alberta tenancy rules (deposit cap, rent-increase notice, inspections) come from the Residential Tenancies Act, not from this report. Alberta tenancy basics cites Alberta.ca. Verify any number with Service Alberta before you rely on it.

Methodology
This report is generated from EazyRental's live database of verified listings. Counts and averages include only listings where is_approved = true and is_active = true. Pricing figures use the asking rent in Canadian dollars and exclude utilities, parking, and other ancillary fees unless explicitly stated in the listing. The data refreshes hourly. For property-type and bedroom breakdowns, listings with missing fields are bucketed as unknown or 0-bed (studio) respectively.
